The vision behind this housing concept is that there are enough opportunities in the Netherlands to (quickly and efficiently) create more homes. By thinking outside the box, this new housing solution was born. Together with enthusiastic private landowners and in collaboration with municipalities, plots of land have been made available across the country where detached houses can be built. Often in unique, green, rural, and tranquil surroundings – pieces of land that previously had no clear designation.
For the homes offered through this advertisement, preliminary agreements have already been made with the respective municipality, and landowners have already granted permission for the homes to be built. Once the first buyers are found, the final building permits can be applied for, and the initial work will begin!

THE OFFER
Located on Doetseweg in Giessenburg (ZH), in the municipality of Molenlanden, you’ll find this beautiful piece of nature, close to the river Giessen, with an unobstructed view of the meadows at the back of the plot. On this plot, approximately 816 m² in size, three new-build homes are being offered for sale, with sizes of 22 m² and 30 m² living space. THE PROCESS

If the buyer is selected for a home, they will be invited to an introductory and informational meeting at the Gouda office to discuss the possibilities. During this meeting, there will be ample opportunity for questions, and all available information will be reviewed with buyers. After this informative meeting, the buyer will have 8 working days to decide whether to purchase one of the available homes. There will also be an opportunity to design the home’s layout using the configurator. After the introduction and access to the configurator, the buyer has 8 working days to decide whether to proceed with the purchase.
If the buyer agrees to the terms and reaches an agreement with the seller on the sale price of the home, three contracts will be drawn up and signed by the buyer: a purchase agreement, a construction contract, and a leasehold agreement. After signing all contracts and the expiration of the cooling-off period, the buyer must secure financing within 8 weeks. Upon approval of the financing, the construction of the home will commence, and the buyer will have the opportunity to follow the construction process in the factory.
For the entire process, from sale to delivery of all homes, the seller will take a maximum of 9 months, subject to external factors that could cause delays.
FINANCING
Although financing is possible through a bank, we ask buyers to keep in mind that a significant amount of personal funds must be invested due to the short mortgage term. Several mortgage lenders have indicated that they are open to providing financing for these homes, but buyers should expect to contribute about 40% to 50% in personal funds. Further information will be provided during the aforementioned introductory meeting.
